We are looking for a firm and highly organized Facility Manager to take full management of a fully built and occupied residential estate in Abuja.
We need a proactive manager who understands the mechanics of a building and can manage both technical systems and people effectively. You will be the primary point of contact for residents, ensuring the estate remains safe, clean, and fully operational while keeping overhead costs optimized.


Key Responsibilities
* Oversee daily cleaning of common areas, waste management, and landscaping. You will manage the security team to ensure strict access control and resident safety.
* Conduct daily walkthroughs to identify maintenance needs. You will coordinate and supervise all electrical, plumbing, and civil repairs within the common areas.
* Act as the liaison between the company and residents. You must handle complaints professionally and ensure that estate rules are followed by all residents.
* Manage artisans (electricians, plumbers, AC technicians). You must be able to vet their work quality and ensure the company is not overcharged for parts or labor.
* Prepare monthly budgets for estate maintenance, track expenses, and ensure all utility bills (AEDC, Water Board) and FCT statutory charges are settled promptly to avoid service disruptions.
* Ensure fire extinguishers are serviced, water treatment plants are functional, and all health and safety protocols are met.


Requirements
* B.Sc or HND in Estate Management, Building Technology, or any related field.
* 2-3 years of solid experience in managing occupied residential estates, specifically in Abuja.
